I. Project Background
The Marina Bay Financial Centre in Singapore, as a top business landmark in Southeast Asia, houses the regional headquarters of many Fortune 500 companies. In 2025, an international investment group will occupy the entire 38th floor and has entrusted the creation of a new generation of intelligent office environment that combines a futuristic feel with humanistic care. The project requires floor materials that are highly wear-resistant and scratch-resistant, have low noise transmission, and can be installed quickly. At the same time, the design should incorporate color psychology to enhance the vitality of the space and the concentration of employees. Inner Mongolia Luju Plastic Products Co., Ltd. won the project with its innovative solution of the “Star Clean Series” commercial plastic flooring, beating competitors from Japan, the Netherlands, and others to become the designated supplier for this project.
II. Project Requirements
The office space includes open-plan office areas, executive meeting rooms, collaboration and negotiation rooms, and a leisure coffee area. The core requirements are as follows:
Functionality: The wear resistance level reaches T grade, capable of withstanding daily high-frequency trampling by 200 people; noise reduction up to 20dB, creating a quiet office environment; surface scratch-resistant (no marks from a 3H pencil hardness test).
Environmental Experience: Adopting the color theme of Singapore’s “Garden City”, integrating green plant elements; materials must be certified by Singapore Green Building Council (SGBC), with VOC emissions <0.01mg/m³.
Construction Efficiency: 5000 square meters of installation must be completed within 20 days to ensure the new team can move in on time; during construction, there should be zero odor and zero dust, meeting ISO 45001 safety standards.
III. Solutions
(1) Product Customization:
Luju Company, in consideration of the tropical climate and office environment requirements, offers 1.9mm thick antibacterial and silent flooring. The core design highlights are as follows:
Innovative functional layers:
Surface layer: Coated with a nano-scale scratch-resistant coating, it has passed the Singapore PSB test with a wear resistance of 60,000 turns (far exceeding the national standard of 40,000 turns). Daily friction from coffee cups and office chair wheels leaves no marks. The surface is treated with a matte soft fog finish, with a reflectivity of ≤18%, reducing screen glare interference.
Middle layer: Embedded with a honeycomb sound-absorbing structure, the measured impact sound pressure level is reduced by 22dB, exceeding the Singapore office building standard (≥15dB), and the noise in open office areas is significantly reduced.
Bottom layer: Made of bio-based PVC material, the carbon footprint is 35% lower than that of traditional flooring. The back is designed with micro-convex textures to naturally fit the ground.
Scene-based color schemes:
Open office area: The main color is simulated with the water view of Marina Bay in Singapore, and the work station separation lines are in light grass color. Through color psychology, it enhances employees’ concentration (as proven by NUS research, this color combination can increase work efficiency by 12%).
Conference room: Deep indigo is chosen to create a stable and business-like atmosphere. Fluorescent green waistlines are embedded at the junctions of the walls to activate creative discussion scenarios.
Relaxation area: A gradient coral orange is used, transitioning from light orange to deep salmon, with coconut tree silhouette patterns, echoing the tropical style of Singapore and stimulating social vitality.
(2) Construction and Services
Efficient construction in Singapore:
A single person can lay 80 square meters per day. A 15-person team completed the entire construction in just 18 days, delivering two days ahead of schedule. Dust-free cutting equipment was used throughout the construction process, with PM2.5 concentration controlled below 10μg/m³, exceeding Singapore’s air quality standards.
In line with the client’s “zero interference” requirement, 60% of the construction was carried out at night. Noise reduction equipment (noise ≤55dB) and LED silent lighting were used to ensure normal office operations on adjacent floors.
Local service guarantee:
A 5-year original factory warranty is provided, including annual free waxing maintenance. A spare parts warehouse is set up in Jurong East, with a 4-hour response to replenishment needs.
A customized “Smart Cleaning Guide” is provided for the client, recommending the local Singapore brand Eco-Brite neutral cleaner, reducing maintenance costs by 50% compared to marble floors.
IV. Project Outcomes
(1) Core Performance Verification
Wear Resistance: After one year of use, the wear on the high-frequency movement areas of the office chairs was only 0.02mm (the national standard allows 0.1mm per year), and the surface gloss retention rate was 95%, remaining as clean as when newly installed.
Acoustic Effect: Third-party acoustic testing showed that the background noise in the office area was stable at 42dB (ISO standard ≤ 45dB), and the speech transmission index (STI) in the conference call booths reached 0.65, meeting the requirements for video conferences.
Environmental Compliance: The materials passed the SGBC Platinum certification, with a measured VOC emission of 0.007mg/m³, helping the client achieve LEED Gold certification and increasing employee health satisfaction to 91%.
(2) Customer Feedback
Ms. Tan, the Group’s Asia-Pacific Administrative Director, commented: “Luju’s ‘Star Clean Series’ flooring has redefined the possibilities of office spaces. From the calmness of the sea blue in the work areas to the vibrant colors in the leisure zones, every detail enhances the employee experience. More importantly, its quick installation and low maintenance features enabled us to achieve ‘install and use immediately’ in the highly valuable land of Marina Bay, facilitating an efficient relocation.”
(3) Industry Impact
This project was recognized by Singapore’s Lianhe Zaobao as a “2025 Smart Office Space Innovation Case”, attracting visits and references from companies such as PwC and UBS. Luju Company established its image as an “Expert in Asian High-End Office Flooring Solutions” through this project, increasing the market share of the “Star Clean Series” in the Southeast Asian commercial market by 18%, and becoming the first Chinese plastic flooring brand to enter the core business district of Singapore’s CBD.
